Built on real public data, not estimates dressed up as facts

Who This Is For

Built for the people who actually work the land.

Not a generic real-estate app. This was built by a land steward, for the specific questions rural buyers, sellers, and landowners actually need answered.

🌾

Rural Land Buyers

You'd never buy a house without an inspection. Get the same clarity before you commit to acreage — flood risk, soil, water, and what will actually grow or graze there.

🏠

Land & Ranch Realtors

Hand every listing a real report instead of a vague description. It answers the questions serious buyers ask first, before they ever call you.

📍

Current Landowners & Homesteaders

Even land you already own has more to learn — real drainage patterns, the right livestock and forage for your specific acreage, and native species worth protecting.

🌱

Ag Lenders & Appraisers

A fast, defensible first look at a property's flood exposure, soil character, and land-use potential — before committing real time to a full evaluation.

01

Not a data lookup — original analysis

This doesn't just pull public records into one place. It runs its own computation on top of them — the best (and worst) places to build, real water flow across the land, where the sun hits hardest. Nobody else is offering this.

02

Catch problems before you own them

Flood risk, bad drainage, and unsuitable soil are far cheaper to discover before closing than after.

03

Decide with real numbers, not guesses

Every figure — rainfall, frost dates, flood zone, parcel acreage — is pulled from an actual government data source, not an estimate dressed up as fact.

04

Know what the land can actually support

Which livestock, which forage, which fruit trees — scaled to the property's real acreage and climate, not generic advice.

What It Does

The kind of thing that's cheap to check now and expensive to discover later.

An insurance bill you didn't budget for. A well that costs three times what you expected. A "flat, easy" building site that's actually in the flood zone. This is what finding out early looks like.

01

Live Satellite Map & Parcel Confirmation

See the exact property boundary on satellite imagery before you make any decision based on it — not a neighboring lot, not a guess.

02

Flood Risk, Whole-Parcel

A flood zone discovered after closing means surprise insurance costs, or a build site that was never viable. Know the real risk before you buy, not after.

03

Best Building Site — and Where Not To

The flattest, easiest-looking spot on a property is sometimes inside the flood zone. Know exactly where to build, and where not to, before you commit to a location.

04

Drainage, Near and Far

Trace exactly where seasonal flooding is coming from — even from well beyond the property line — before it becomes a dispute or a repair bill.

05

Well Depth From Real Nearby Wells

A well that needs to go 300 feet instead of 80 is a five-figure difference. Know the real range before you budget for one.

06

Wildfire Risk & Fire History

Insurers increasingly price wildfire risk in directly. Know your real exposure, and this land's actual fire history, before it's a surprise at underwriting.

07

Estimated Carrying Capacity

Buying land expecting to run 30 head when it only supports 12 is an expensive assumption. Know the real number this property can actually support.

08

Solar Potential, Mapped Point by Point

Know exactly where panels, a garden, or an orchard will actually perform best on this property — not a guess based on which way the road happens to face.

09

Climate, Frost & Freeze Risk

The difference between a crop or livestock choice that thrives and one that's a costly mistake to learn about after you've already planted or bought.

10

Livestock, Forage & Native Species

Specific breed recommendations across ten species, matched to what this exact property can actually support — not generic advice.

11

Oil & Gas Wells, Invasive Species & Emergency Services

The kind of nearby infrastructure and environmental detail most listing sheets skip entirely — easy to miss, expensive to discover after you've already committed.

12

Composite Scores & Side-by-Side Comparison

Homestead Fit, Flood Resilience, Workability, and Privacy at a glance, plus the ability to compare two properties side by side before deciding between them.

See It In Action

Real computed analysis, over real satellite imagery of a real property.

Not mockups — these are actual map layers from an actual generated report. Toggle between them to see the same property from a completely different angle each time.

Who Built This

Built by someone who's had to fix what a bad property decision misses — not just someone who can code.

I'm Jack Ford. These days I'm a stay-at-home dad and full-time homesteader — I run my own integrated farm with rotational grazing, the same 4-bed garden rotation this tool actually recommends, a selective sheep and goat breeding program, and a food forest sustained mostly by its own on-site fertility. Everything this tool suggests about pasture rotation, livestock, and garden planning, I'm doing on my own land, not just describing it secondhand.

Before this chapter: I led land stewardship on roughly 1,800 acres at the George Mitchell Nature Preserve, directing a team of 30–40 field specialists and volunteers on conservation, habitat restoration, and infrastructure work — including diagnosing a streambank erosion problem that was actively threatening a 50-foot bridge, and coordinating hydrologists and engineers to fix it before it became a real structural loss. Before that: infrastructure and irrigation diagnostics for the City of Mesa, field crew leadership through AmeriCorps, and building roads, fencing, wells, and water systems for the Bureau of Land Management.

Why this tool exists: Between that background and running my own place now, I've been the person who gets called after someone's already bought a property and discovered the problem nobody warned them about — the erosion, the water that doesn't drain right, the soil that won't do what they planned. Land Report exists to surface exactly that kind of thing before the purchase, not after. It's built from the same instinct that runs the rest of my work: read the land as one connected system, not a checklist.

Your Opinion, Directly

What's working? What's confusing? What's missing?

This tool keeps improving based on real feedback from people actually using it. A few honest sentences — what worked, what felt off, what you'd want added — genuinely shapes what comes next.
